Before house hunting, I’ll connect you with trusted mortgage professionals. A pre-approval will clarify what you can afford, strengthen your offer, and help narrow your search. You'll need:

Together, we’ll identify your ideal property type, location, price range, size, and features (like garage, yard, number of bedrooms, etc.). We’ll also factor in lifestyle — schools, commute, amenities, etc.

I’ll send you customized property listings and set up showings. We’ll tour homes, compare options, and tweak the search as needed. I’ll provide insight into market trends, neighbourhoods, and property value.

Once you find the one, I’ll prepare and negotiate your offer to protect your interests and get you the best deal. Offers can include conditions, purchase price, deposit amount, and closing/possession day 

Once your offer is accepted, you’ll enter the conditional period (usually 7-10 days) to Finalize mortgage approval, Complete a home inspection, Review condo documents (if applicable) if all conditions are met, you’ll waive them, and the sale becomes firm.

I’ll recommend reliable lawyers to handle the legal side of the transaction: title transfer, registering the mortgage, and disbursements. They’ll also work with your lender and ensure you’re protected legally.

Your lawyer and lender will walk you through final paperwork. You’ll Finalize your down payment, Secure home insurance, Do a final walkthrough (if desired), Sign legal documents

On the agreed date, the keys are handed over once the funds are transferred and paperwork is finalized. I’ll coordinate everything to ensure it runs smoothly. Welcome to your new home!
